Site Access and Traffic Flow: Investigation, detailed analysis and reports
Site Investigation Report (SIR): Report prepared for land parcels to confirm Zoning, Land Uses (outright use or conditional use), Lot Coverage Ratios, Jurisdictional / Neighborhood Overlays, etc.
Building Investigation Report (BIR): If it is determined that the existing building will be rehabilitated to a new use, a BIR is prepared to determine available power, utilities, access roof condition, building conditions, etc.
Jurisdictional Entitlement Negotiations: For Use, Zoning, and Compliance if needed and a variance is required.
Architectural Engineering: Architectural design plans as well as Structural design and reviews
Civil Engineering: Land Use Applications, Jurisdictional Entitlement Oversight, Short Plats, Property Line Adjustments, and Landscaping Design
Third Party Reports: – Phase I or Phase II Environmental Reports, Geotechnical Reports, Boundary and Topography Surveys, Archaeology Report (if needed), and Title Report
Budgets & Project Pro Formas: Site specific budgets and projections of cash flow, net revenues and anticipated financial results for each project.
Contractor Selection: Request for bids, detailed review of construction budget, and awarding contract to general contractor.
Land Acquisition: Complete coordination of the real estate sale process
Construction Schedule: Provide detailed schedule for all phases of construction from start to finish.
Construction Status Reports: Regular updates during construction phase detailing the progress and timelines, construction meeting notes and accounting of projects budget VS actuals of related costs.
Secure Document Storage: Sharefile® system allowing for secure access to all development documents and reports from anywhere you may be.
Project Management: Dedicated project manager overseeing all aspects of the development – one point of consistent, professional contact for all parties involved.
Permits: Permit issuance and inspection coordination
Utilities: Utility set up with appropriate energy companies – gas, electrical, water, sewer, garbage
Project Turn-Over: Complete coordination from construction completion, tenant improvements to presenting building keys to the tenant
Warranties & Guaranties: Following completion of construction, present clients with close-out packages containing all construction drawings, subcontractor contacts, contracts and warranties.
