Columbia Station Retail Center – Portland, Oregon
This site was a former, two-story office building located on a 0.88-acre site at the corner of NE 47th Avenue and Columbia Boulevard in Portland. The development plan consisted of demolishing the existing 13,688 SF building and constructing a 3.000 SF convenience store for 7-eleven, Inc. Phase 2 of the development included plans for a 5,200 SF building. Site challenges included access, existing cell tower lease, Elevation, drainage and unsuitable soils. Construction of the 7-11 building was completed in the spring of 2011. Completion of Phase 2 was completed in November 2012 with the addition of Subway and the first, in-line, end-cap Dutch Bros Coffee with drive through. The complete site sold in 2013 to a 1031 exchange Buyer.
