Lombard Phase III – Portland, Oregon
This site was an existing 1,215 SF auto repair building that was in serious disrepair located on a 0.59-acre parcel. MAJ’s site development plan was to demo the existing structure and construct a 3,000 SF freestanding building on a build-to-suit basis for 7-Eleven, Inc., and then legally separate the remaining land area for future development. Site challenges included contaminated soils and undisclosed underground storage tanks. MAJ thoroughly investigated and mitigated all environmental matters with the proper state authorities. The 7-Eleven store sold in the fall of 2012.
The pad is Site Plan Approved and can accommodate an additional freestanding building of up to 4,150 SF.
